Thoughtful steps when laying a foundation.
Every dream home starts long before the first wall goes up. The preparation phase can feel overwhelming for some first-time buyers, but with the right steps and right builder it becomes a clear and exciting journey.
Once a floor plan is chosen—or a custom design is created—to fit your lifestyle, comply with local building codes, the hunt for the right piece of land to build you foundation begins!
There are typically two kinds of properties you look for, Rural land or Developed land. Rural land can offer privacy and space, while developed lots can offer convince and community, there are always pros and cons to both.
When searching for rural land always request a site survey and soil report before buying.
In developed communities, request HOA docs and city codes and setbacks to better understand requirements and cost.
If the seller does not offer these documents, I would strongly suggest you produce these on your own time upfront, to avoid costly mistakes down the road.
Once these documents are acquired your builder Pinewood Construction will help you confirm the suitability of the land and cost. This ensures the land is suitable for construction and meets all of your necessary requirements and budget.
Once land is purchased and permits are approved, the site is cleared and leveled to prepare for your FOUNDATION.
The foundation of a home is the backbone of the home, setting the stage for everything else that follows.
In the first step we layout the home on your piece of land, then footers are dug, rebar is laid, underground plumbing and electrical systems are installed.
Once inspected and approved, we pour the concrete, and the slab for your FOUNDATION is set.
Next comes framing—the moment when a house begins to take shape. What once looked like just a plot of land now starts to resemble your vision!
Though these early steps may seem technical or tedious, each stage, from planning to framework, reflects the care, craftsmanship, and detail required to transform raw land into a place you’ll call home.
